Real Estate License Requirements

A real estate agent (or salesperson) license allows you to facilitate real estate transactions under the supervision of a licensed broker. A broker license allows you to work independently, open your own firm, and supervise agents. Broker licenses require additional education (typically 60-90 hours beyond agent requirements), more experience (usually 2-3 years as an agent), and a more comprehensive exam.

Total costs for a real estate agent license typically range from $500-$2,000. This includes pre-licensing education ($200-$1,000), exam fees ($50-$100), license application ($100-$400), background check ($30-$75), and E&O insurance ($200-$400/year). Broker license costs are higher due to additional education requirements ($300-$2,000 for courses).

Pre-licensing education ranges from 40-180 hours depending on the state, which can be completed in 2-12 weeks. After completing education, you schedule and pass the state exam, then submit your application. The entire process from start to active license is typically 2-5 months. States with the most education hours include Texas (180 hours) and California (135 hours).

Real estate licenses are state-specific and do not transfer. However, many states have reciprocity agreements that waive some education requirements for agents licensed in other states. Some states require only passing the state-specific portion of the exam. A few states have no reciprocity and require full coursework and examination.

Most states require 12-45 hours of continuing education per renewal cycle (every 2-4 years). Topics typically include state law updates, ethics, fair housing, agency relationships, and contract law. Many states have specific mandatory topics that must be covered. CE can usually be completed online through approved providers.
